Let’s be honest: if your home’s been sitting on the market for a few weeks (or more), and showings have slowed down to a trickle, you’re probably wondering, “Why won’t my house sell?”

You’re not alone—this spring, we’re seeing more homes linger than usual, even some great ones. But before you rush to cut the price, let’s talk about what really brings buyers in the door: showings.

The truth is, no one can fall in love with your home if they’re not walking through it. Luckily, we have a toolbox full of creative, affordable strategies to get your home back on buyers’ radar. Here are 10 ideas we can talk through together:

1. Use the “Why Won’t My House Sell?” Hook

I know this idea is way outside the box, but this attention-grabbing question can actually be a powerful marketing tool. We can join forces on both your, the seller, and my, your Realtor’s accounts, but try using it in a social media post —“Why won’t my house sell? Come take a look and tell us!” It sparks curiosity and makes your home stand out for its honesty and approachability.

2. Freshen Up the Listing Photos and Hero Image

If your listing’s been live for a while, it may be getting passed over simply because it looks stale. What I like to do is to consistently update the main photo everyone sees both in the MLS and on national sites like Zillow and Realtor.com.  That’s the first thing buyers see when searching, so if it’s different than the last one, it should catch their attention.  I also like to change up the order of images to keep the listing fresh Sometimes just a new thumbnail gets buyers to click.

3. Offer a Rate Buydown or Closing Cost Credit

The go to strategy in Real Estate when a seller is thinking “why won’t my house sell” is to drop the price, but I like to do things differently from everyone else.  If you have wiggle room to drop your price, why not offer an interest rate buy down to buyers instead.  It will stand out among the price reduction crowd.   While advertising it in MLS, and therefore on national websites is tricky, we can use our website, social media accounts, and email database to get the word out to potential buyers.  These offers can be more cost-effective than a price reduction and often spark more interest, especially among first-time buyers.

4. Get a Pre-Listing Inspection (Even Mid-Listing)

If you haven’t done one already, getting a home inspection pre or mid-listing and making the report available to buyers could be helpful. It’s a great way to build trust, especially if you’re selling as-is, and can reduce uncertainty that might be stopping buyers from booking showings.

5. Refresh Curb Appeal

First impressions start at the curb. We can recommend simple, high-impact upgrades like fresh mulch, potted plants, or a seasonal wreath that instantly elevate your home’s exterior. These touches can be the difference between a scroll-by and a scheduled showing.

6. Host a Creative Open House

I say skip the typical Sunday open house and try something more memorable—like a twilight open house with string lights, or a themed event like “Pop In for Popcorn & a Peek!” Events like these create buzz and can increase traffic and social shares.  We can tailor it to show for our specific marketing goals. 

7. Reintroduce the Listing on Social Media

After the first week, your listing loses its “just listed” shine. I do this a lot.  I like to call it trickle marketing.  I shoot videos of the neighborhood and the house itself and like to release them periodically on social media vs. all at once as a way to revive the listing every few weeks.  

8. Offer “Flex Cash” for Buyer Personalization

Maybe you’re not able to offer enough of an incentive to market your property with a rate buy down option, but we can position a smaller buyer credit—like $2,000 for “flex cash”—in your listing. Like with the interest rate buy down, marketing it can be tricky because of the real estate lawsuit a few years ago (I spill the tea on that here if you want to know more), but it is doable with some workarounds.  Buyers love the idea of customizing their new space, whether it’s saving them money for paint, moving expenses, or furniture. It’s a small touch that adds major appeal.

9. Tell the Story Beyond the Photos

Photos can’t capture things like fiber internet, amazing neighbors, or that unbeatable golden hour glow in the backyard. This is one reason you’ll see a community page on our listing webpages or the neighborhood walk throughs on our You Tube channel.  Another idea I’ve had and haven’t used yet is to have the seller write a letter or shoot a video about “What We Love Most About Living Here” to add to the webpages or our social media channels. Buyers crave this personal perspective.

10. Invite Honest Feedback

Sometimes a home’s sticking point is something small—an odd odor, poor lighting, or dated staging. I am not afraid to offer constructive feedback to my sellers, nor am I beyond asking our social media followers for a second opinion if that’s what it takes to get potential buyers through the door. Trust their fresh eyes—they may catch what you’ve gotten used to.
