Selling Real Estate in Today’s Market: The 3 P’s Every Seller Needs to Know

selling in today's real estate market

Selling a house has never been as simple as putting a sign in the yard and waiting for someone to fall in love with it. But selling in today’s market takes even more strategy.

Buyers have more choices than they did a few years ago. They’re taking their time. They’re comparing homes. They’re paying attention to price, condition, updates and even how a home makes them feel when they first see it online.

That doesn’t mean homes aren’t selling. They are. But the homes getting the most attention are usually the ones that get three things right from the beginning.

I call them the 3 P’s of selling in today’s market: Pricing, Presentation and Positioning.

Get those three working together, and you give your home a much better chance of standing out from everything else a buyer has to choose from.

1. PRICING: Give Buyers a Reason to Look—Not a Reason to Move On

Pricing has always mattered in real estate, but selling real estate in today’s market means getting the price right is more important than ever.

There are only so many buyers actively looking at any given time, and those buyers have options. If your house is priced noticeably higher than comparable homes, buyers don’t necessarily make a lower offer. Many times, they simply move on to the next house.

And that’s the part sellers sometimes don’t see.

Your competition isn’t just the house that sold down the street three months ago. It’s every house a buyer can choose instead of yours today.

That’s why I spend so much time looking at the current competition when helping a seller determine price. What else can a buyer get for the same money? Is another home larger? More updated? In a better location? Does it have features yours doesn’t?

The goal isn’t to be the cheapest house on the market. It’s to make sure the price makes sense when buyers compare your home to their other choices.

And pricing isn’t necessarily a one-and-done decision.

Once your home is on the market, the market starts giving us information. Are buyers clicking on it online? Are we getting showings? Are people coming back for second looks? Are we getting offers?

If not, we need to pay attention to what the market is telling us.

When selling real estate in today’s market, you don’t want to give the buyers who ARE out there a reason to skip your house before they’ve ever stepped through the front door.

2. PRESENTATION: You Only Get One Chance at a First Impression

I know. It’s a cliché.

But it’s also true.

Your first showing usually doesn’t happen when someone walks through your front door anymore. It happens on their phone.

Buyers scroll through listing after listing, sometimes in a matter of seconds. That means your home needs to catch their attention immediately.

Good photography matters. Clean rooms matter. Lighting matters. Curb appeal matters. Decluttering matters.

But presentation doesn’t stop with the pictures.

Once a buyer schedules a showing, the house needs to live up to what made them click on it in the first place.

That doesn’t mean you need to completely renovate your home before putting it on the market. Sometimes relatively small things make a big difference—fresh paint, cleaner landscaping, removing excess furniture, touching up trim, replacing a dated light fixture or simply making sure everything is clean and bright.

And yes, I know keeping a house show-ready is a pain.

You still live there.

There are dishes. Laundry happens. Dogs shed. Kids leave things everywhere. Life doesn’t stop just because your house is for sale.

But while your home is on the market, presentation is part of the real estate selling strategy.

When a buyer walks through the door, you want them thinking about how much they like the house—not mentally creating a list of things they’ll have to fix, clean or change.

When selling real estate in today’s market, we don’t want to give buyers an easy reason to eliminate your home from consideration.

3. POSITIONING: Figure Out Who Is Most Likely to Buy It—and Talk to Them

This one may be the most overlooked of the three.

Not every house should be marketed the same way.

A first-time buyer probably cares about different things than someone downsizing. A family looking for more space has different priorities than an investor. Someone moving from out of state may be interested in things a local buyer already knows.

That’s where positioning comes in.

Before I market a home, I want to figure out who is most likely to buy it and what is most likely to matter to them.

Then we build the marketing around that.

Maybe the big story is the location.

Maybe it’s the acreage.

Maybe it’s the fact that you can get four bedrooms at a price where most of the competition only offers three.

Maybe it’s one-story living, a fenced backyard, no HOA, a detached garage, lake access, an updated kitchen or a flexible room that can work as an office.

Sometimes the thing that makes a house special isn’t immediately obvious from the basic listing information.

That’s my job to find.

Then we make sure that story carries through the listing description, photography, video, social media, website marketing and everything else we use to put the home in front of buyers.

We aren’t just marketing a house. We’re giving the right buyer a reason to notice it.

And with more homes competing for buyers’ attention, that matters.

The 3 P’s Work Together

Here’s the important part: you really can’t separate these three.

You can have gorgeous professional photography and great marketing, but if the house is overpriced, buyers may still pass it by.

You can price it perfectly, but if it doesn’t show well, buyers may choose the house down the street.

And you can have a beautiful, well-priced home, but if the marketing looks and sounds exactly like every other listing online, the right buyer may never realize why yours is the one they should see.

That’s why selling real estate in today’s market requires more than simply putting a home in the MLS and hoping for the best.

Price it correctly.
Present it at its best.
Position it for the buyer most likely to want it.

Those are the 3 P’s—and right now, all three matter.
