You have decided that the time to sell your house is now, but you’re not exactly sure who to choose or what to expect with this process.  From our initial meeting to signing on the dotted line, All-Star Company is here to guide you through as smoothly and as quickly as possible.

CMA – Now that you have decided to sell your house, a Competitive Market Analysis (CMA) should be completed to determine a listing price. This is determined by comparing your home with similar homes that have recently sold. We can also compare your house to others currently on the market for sale. This helps you to see what your competition is.  If your home needs some work to put it in tip top condition, we can also give you an idea of the value vs. investment to complete the work prior to listing.  This approach has helped many of our sellers determine what, if any work they want to complete before selling their house.

AGENCY – A Realtor can represent a Buyer, Seller or both, during any transaction.  When we list your property for sale, we represent YOU, the Seller. We will look out for your best interests throughout the selling process and keep our eye on the prize…getting you the most money we can for your property.

LISTING AGREEMENT Once a listing price has been determined, a Listing Agreement will be signed allowing us to put your house on the open market for sale. This Listing Agreement includes our commitment to you in order to sell your house quickly and professionally.

SHOWING APPOINTMENTS – Because we are members of the Western Upstate Association of Realtors, Greater Greenville Association of Realtors, and the Greenwood Multiple Listing Service, any Realtor within these associations may show your home to prospective Buyers.  Unlike many companies, part of the service we offer is that we set up appointments for our listings, rather than having you do it yourself.  Of course we check with your first, but you hired us to sell your house and part of that includes handling the scheduling.

RECEIVING AN OFFER Upon receiving an offer from a prospective Buyer we will prepare for you a Seller’s Net Sheet showing you the estimated costs and fees associated at the offering purchase price. This will give you an idea of your net amount of the proceeds from the sale of your house. We will also offer our advice and help to negotiate the best price possible.  Of course the choice is yours, but we will be the first ones to tell you not to accept an offer if we do not think it is right for you.  Yes, we are in the business of selling, but only when it is in the best interest of our clients, not our pocketbooks.  

ACCEPTANCE OF OFFER – Once all terms and conditions have been agreed upon and, the Contract of Sale has been signed by both Buyer and Seller, then your house is officially “Under Contract”.  Let the fun begin! 

Our commitment to you doesn’t end when we’re under contract.  We will walk you through step by step, guiding you and helping you negotiate repairs, contractors, the closing attorney, and anything else that may come up along the way.  We often help sellers beyond the closing table too.  If you have questions after you’ve sold (it could be years later…and it has happened), don’t hesitate to call us!  Once we start working together, we are always here to help.
