Love at First Sight? 10 Essential Things to Look for in a First Home in Greenville, SC

what to look for in a first time home

Look, I get it. You walk into a house in Overbrook or a cute craftsman in Travelers Rest, and you see those gleaming quartz countertops and that perfectly staged “coffee nook,” and suddenly you’re picking out curtains.

It’s easy to fall in love with a vibe, but falling for the right home takes a bit of strategy. As a realtor who’s seen the good, the bad, and the “why is there water coming from there?”, I can tell you: there is so much more to buying a home than just tours and paint colors. You’ve got to know what to look for in a first time home so you don’t end up with a “money pit” situation.

Here is my “no-nonsense” checklist for when we go house hunting together.

1. The "Big Three" (Roof, HVAC, Water Heater)

Pretty staging can hide a lot, but it can’t hide an HVAC unit from 1998. Replacing these “guts” of the house is expensive. We want to see water heaters that aren’t rusting and roofs that aren’t curling or losing their shingles.

2. The Foundation and Drainage

Greenville has some hills, and while they’re pretty, they can lead to drainage issues. If we’re in the basement or crawlspace and it smells like a swamp, we might have a problem. Keep an eye out for cracks in the brickwork or interior walls that look like they’re “stair-stepping.”

3. Potential for Resale

Even though this is your first home, it probably won’t be your last. We want to make sure we’re buying something that will be easy to sell when you’re ready to level up in five or ten years.

4. Storage Space

First-time buyers always forget to look in the closets. Do you actually have a place to put your vacuum, your holiday decor, and those Costco hauls?

I made this mistake and didn’t think about closet space and I’ve been paying for it for 18 year, so let me say it again…LOOK AT THE CLOSET SPACE!

5. The Neighbors (and the Street)

I always tell my clients: visit the house at 6:00 PM on a Tuesday. Is the neighbor running a DIY car repair shop in the front yard? Is the street a secret drag strip? You’re buying the street, not just the house.

Also, look for neighbors who are out and about.  Hopefully you’ll run across some that are out for a stroll or walking their dog.  Stop and talk to them and ask how they like the area.

6. Moving to Greenville with Kids?

If you’re moving with a “mini-me” in tow, your checklist gets a little longer. You may want to look for sidewalk-lined streets, proximity to the Swamp Rabbit Trail, and of course, the school zones. If you’re feeling a bit overwhelmed about the logistics, definitely check out my Greenville SC real estate guide for moving with kids. It’ll help you keep your sanity!

7. Electrical Outlets

This sounds small until you’re living in a 1940s bungalow and realize there’s only one outlet in the bedroom and it’s behind the bed. Check for grounded (three-prong) outlets!

8. Windows and Insulation

If the windows are original single-pane glass, your Duke Energy bill is going to be painful. Check if the windows have been updated or if there’s a draft near the frames.

9. The "Upstate Vibe"

Where do you want to spend your Saturdays? That location of the properties is something you also must consider beyond the look of the house.  Whether you want to be near the Falls Park rush or nestled in the quiet of Greer, you need to know the local flavor. I actually have a whole Carolina Communities channel on YouTube where you can explore different neighborhoods and see what there is to do around the Upstate before we even start the car.

10. The Layout (Can You Change It?)

You can change a pink bathroom, but moving a load-bearing wall to get that open concept is a whole different beast. If the flow of the house feels “off,” trust your gut.

More Than Just a Pretty Face

Buying a house is a massive milestone, but remembering what to look for in a first home can be a challenge and it’s also a process with a lot of moving parts. To be honest, you really need a realtor who can guide you in the right direction and point out the “red flags” while you’re busy admiring the backsplash.

If you’re wondering what the actual steps look like after we find “the one,” I’ve put together a breakdown on how to buy a house in Upstate SC and what happens next. It’ll take the mystery out of the paperwork.
