You have decided that the time to sell your house is now, but you’re not exactly sure who to choose or what to expect with this process. From our initial meeting to signing on the dotted line, All-Star Company is here to guide you through as smoothly and as quickly as possible.
CMA – Now that you have decided to sell your house, a Competitive Market Analysis (CMA) should be completed to determine a listing price. This is determined by comparing your home with similar homes that have recently sold. We can also compare your house to others currently on the market for sale. This helps you to see what your competition is.
LISTING AGREEMENT – Once a listing price has been determined, a Listing Agreement will be signed allowing us to put your house on the open market for sale. This Listing Agreement will include what we will do for you in order to sell your house quickly and professionally.
SHOWING APPOINTMENTS – Because we are members of the Western Upstate Association of Realtors and Greater Greenville Association of Realtors, any Realtor within these associations may show your home to prospective Buyers. Our office will contact you any time your house is shown. We will discuss your options to the scheduling of these appointments at the signing of the Listing Agreement.
MARKETING PLAN: One of the best marketing tools available is the sign that we will put in your front yard when we list your house, but we don’t stop there. When you list your house with All-Star Company, Inc., your listing will appear in both Anderson and Greenville MLS so other agents will know your house is on the market and can show it to their clients. In addition to including it on our website, we also post your house on Realtor.com, Zillow, Trulia, and a number of other syndicated Real Estate websites. Internet marketing is quickly becoming a popular way to help sell your house.
Social media has begun to play a big role in all forms of Marketing and is a great way to reach a lot of potential buyers, therefore, All-Star Company, Inc. uses our Facebook and Twitter pages to promote our company, Real Estate in general, and of course, your property!
When you list your property with us, we will customize a marketing campaign that will include the outlets above, but we may also utilize Direct Mail, Newspaper, Open Houses, and other specialized ways of letting buyers know your house is available.
RECEIVING AN OFFER – Upon receiving an offer from a prospective Buyer we will prepare for you a Seller’s Net Sheet showing you the estimated costs and fees associated at the offering purchase price. This will give you an idea of your net amount of the proceeds from the sale of your house. We will also offer our advice and help to negotiate the best price possible.
ACCEPTANCE OF OFFER – Once all terms and conditions have been agreed upon and, the Contract of Sale has been signed by both Buyer and Seller, then your house is officially “Under Contract”.
AGENCY – A Realtor can represent a Buyer, Seller or both, during any transaction. When we list your property for sale, we represent YOU, the Seller. We will look out for your best interests during throughout the selling process.
GETTING TO THE CLOSING TABLE – After you have accepted an offer, the Buyer will have a Home Inspection. Per your contract, you are required to keep all things electrical, structural, and plumbing in working order until you close. If any of problems arise with any of these or with the roof, it is your responsibility to have them repaired prior to closing. Depending on the type of loan the Buyer is getting, it should take 30-45 days from acceptance of the offer for you to close on your house.
Once there, it takes about 45 minutes – 1 hour to sign all the legal documents and when you’re done, you have sold your house!
